Despite the negativity going on in the market place , there is more positives to Colorado real estate than we would care to notice. Here are some of the reasons.
Colorado has shown a steady drop in unemployment for the 3rd month in a row which means more people have jobs and are able to pay their mortgages and lesser foreclosures meaning better retention of values in such neighborhoods.
To further the same, numerous metro area companies have job announcements which will be solidifying not just the job market but housing as well.
Morgage rates dropped to 4.54 on a 30 yr fixed loan according to Zillow Marketplace mortgage.This makes it affordable and motivating for buyers who were concerned about paying too much in interest.
Department of HUD and US census indicated an increase in New home sales 5.1% above October!
Northern Colorado ranked high in the nation and at the top for Colorado in the 2009 Best-Performing Cities index which should attract more buyers.

TIPS FOR COLORADO HOMEOWNERS THIS MONTH
SEAL: Air drafts can cause your heating bills to go up. Make sure that the weather stripping is not worn in the doors and windows. Window airleaks can be mitigated inexpensively by caulking .
HEATING: The two sources to keep you warm. Furnace and Fireplace should be checked and serviced if required every year. Make sure the furnace fire is blue and clean. Replace filters every month for maximum efficiency.
ROOF: Make sure you visually inspect the roof .Any worn shingles should be replaced. All gutters and eaves should be clean to allow for good drain when snow melts.
INSULATION:Largest amount of heat escapes through the attic. To make sure there is good insulations an R-30 is minimum requirement. Get the insulation inspected to see if it needs replacing.
In your car if travelling : According to Red cross minimum requirements when you leave home in winter is to make sure you have four litres of water per person per day, enough canned food to last for a few days, a first aid kit, blankets, sleeping bags and a crank-operated radio.
