Rents for commercial office spaces rise in Madhapur - Time to invest!!

Demand for office spaces have been increasing in Madhapur recently. This is leading to an increase in the rentals of commercial spaces in the locality. "The rental market has remained stable in the past few months. However the average increase in the rental values is attributed to the growing demand for furnished spaces in the commercial segment," says a local realtor Saleem Mawani from Clear Tittle Properties. He further explains, "The demand for unfurnished spaces for both IT and non-IT offices do not witness much demand now. In fact there is an oversupply of these units in the locality. The rental increase is driven by the growing demand for furnished spaces in both IT and non IT offices." Buyers do not want to invest their capital on furniture and the interiors and would rather pay a marginally high rent for these units. "The rentals for an unfurnished and furnished space vary only by Rs 15-20 per sq ft per month," added Mawani. The data on MagicBricks.com also indicated this increase in rental values. The locality recorded an average increase of 16 per cent in the rental values of office spaces during the Apr-Jun 2012 quarter. The rentals varied between Rs 40-52 per sq ft per month during this period. As per Mawani the prevailing rentals for a furnished IT space varies between Rs 50-55 per sq ft per month whereas for non IT offices it is in the range of Rs 35-50 per sq ft per month.

India proposes to take the US to WTO against the latter's visa fee hike, which discriminates Indian software companies from American firms. "Department of Commerce proposes to seek consultations with the USA under the Dispute Settlement Understanding of WTO," Minister of State for Commerce and Industry Jyotiraditya Scinida said in a written reply to the Rajya Sabha. Consultations give the parties an opportunity to discuss the matter and to find a satisfactory solution without proceeding further with litigation. After 60 days, if consultations fail to resolve the dispute, the complainant may request adjudication by a panel. Need some discussion on how much is the optimal fee for US Visa?

The Religious Affiliation of International Migrants

An estimated 214 million people -- about 3% of the world's population -- have migrated across international borders as of 2010. While the percentage may seem small, if the migrants were counted as one nation, they would constitute the fifth most populous country in the world, just behind Indonesia and ahead of Brazil.
Nearly half of these migrants (49%) are Christians, and the top country of origin has been Mexico, followed by Russia and the Ukraine where borders changed after the collapse of the Soviet Union. The second-largest group of migrants are Muslims (27%), among whom the largest share has come from the Palestinian territories, followed by Pakistan, Bangladesh and India.
Jewish migrants represent a smaller share of the total number of those who have crossed international borders to a new destination country. But relative to their numbers, they have by far the highest level of migration compared with other religious groups. About one-quarter of Jews alive today have left their birth country and now live somewhere else.
While migrants come from a very diverse and widespread array of countries, the vast majority end up immigrating to a relatively few areas -- North America, Europe, Australia and the Arab states of the Persian Gulf.

Tips while buying an apartment in India : Make sure to check your amenities as promised
While taking the posession, make sure you check all the requirements are met. All the amenities are provides as promised and mentioned in the original agreement. By all means, consult with the real estate developer on any changes from the agreement amicably, before going to the other routes.
Recently in Mumbai, a builder constructed a 10-storey building, and promised few basic amenities with all the flats. On the completion of the project, the builder did not keep his promise, and allegedly shirked off all responsibilities. The residents co-operative society filed a complaint with the consumer forum against developer. The complainants had listed their grievances and gave a break-up of the money paid by them for the amenities. They needed a compensation with an interest of 9 per cent for each year till 2011, and an additional Rs 10,000 for mental agony suffered by them.
The Central Mumbai Consumer Dispute Redressal Forum has passed an order directing the builder to pay over Rs.1.5 lakhs to each resident. This was a big relief for many apartment owners, and an alert for the builders to make sure they keep up to their promises.

There is another 26,567 people from Asian countries other than India, China, Philippines, Japan, Korea and Vietnam. If we can condider half of these people to be from South Asian region, then we have a sizable presence of about 35,000 people from South Asia.

New Voting Law for NRI's has Flaws

The recent proposal of Govt of India that allows NRSs to vote has soem serious flaws. It allows only NRIs holding Indian passports to participate and the NRIs must live in India for 6 months in an year. There is no postal or online ballet, but in person only. These requirements are very tough for us who live in America, Canada etc who should fly to India to cat the vote. Many countries including US allow their citizens who live abroad to cast their votes by going to the nearest embassy or consulate or even by mail. This newest legislation by India does not make any sense to me. Any Comments?

Entertaining from the time of ‘Tholi Prema’ till ‘Ullasamga Utsahamga’, director Karunakaran has always tried to make the audience smile. With ‘Darling’, he made his ground even stronger. ‘Darling’ is a late winter and early summer treat for movie buffs in Denver. Undoubtly its a cool treat and complete family entertainer with no vulgarity, that goes in a soft background.
The director Karunakaran has written a pleasing screenplay. Most of the time, you’ll wear a smile watching the uncomplicated screenplay. G V Prakash’s music is pleasing as well with the cinematography by Andrew receiving major attention. Andrew has captured the scenes in Switzerland and Araku so beautifully. Even the art department deserves a word of praise. The biggest turn on of the movie is the dialogues that make you giggle often. Prabhas has evolved as a matured actor. His expressions in the movie are hilarious and the director has got the best out of him. Veteran actors Prabhu, Chandra Mohan and others have done their jobs effortlessly. Kajal is cute as ever (remember Magadheera). Yesteryear actress Thulasi as Prabhas’ mother has done a good job with her broken English that’ll make you laugh. Actors as Prabhas’ friends are hilarious with Srinivas Reddy and others. All in all, all actors have done their job to perfection under the guidance of Karunakaran.
In toal, the movie is a family entertainer. Not much of violence, nothing vulgar!
Simha ticket auctioned for 2000 USD

Simha ticked was auction at Serra Theaters, San jose and it was bought by 2000 USD by Bala Krishna and TDP fan Bhakta. Another fan Gangadhar Nadella bought the first ticket of Simha for $1116 at Detroit. Simha movie got tremendous pre-release hype now. As per the sources of idlebrain.com, Simha has done a pre-release business of 82000 USD so far which is the biggest for any of Bala Krishna’s releases. Supreme Movies distributors are honouring their commitment of releasing Simha with 25 prints. The prints will be dispatched to USA by tomorrow evening.
AR Rahman concert

AR Rahman concert would be very expensive in the order of $100k, which is highly difficult to conduct in Denver. Sonu Nigam's show was the costliest in Denver so far at about $50k (I heard), and it was really tight to meet the ends. Just my 2 cents!!

My kids are exposed to North South Foundation in Chicago last 2 yrs, and I recently moved to Denver. I am glad that I found the chapter here in Denver too. This is a great place for educational contests for our kids, that put them in the right grove. Let them goto Kumon or other tuition, but these contest make them prepare for competitions. This is my experience that my kids are having fun.

Poor customer service/tech support experience with Qwest

I had recently changed to Qwest from Comcast, for my phone & internet thinking that Comcast is charging me more. Qwest's deal was good, but their tech support is really poor. My 3mbps comcast was working much better than 7mbps qwest line, and when calling the tech support to see why some servers are not connected, they just blame the office network. The same computer connects to all office networks with a neighbour's wifi connection. Its really ennoying to see such under-knowledged, under-rated tech support guys. Just looking to switch back!!

Indian groceries cost lest than half in all Indian hubs

I see the same pattern in other cities with Indian grocery prices. Toor dal costs $2.99-$3.49 for 4lbs bag in Houston and Dallas. Just that we are a bit away from these big hubs, raising the prices so high is not the best trend. I spoke to a couple of shop owners, and they say they just get a 25cents to 50cents per bag. This is not believable though. Satvik is the only cheapest in Denver, but compared to the Indian hubs, they are still very high. Someone should take initiative to slash these prices and make reasonable profits.

We recently visited Florida and I was surpirsed to see all the Indian Groceries priced almost less than half the price that we pay here. Here we get 4 lbs Toor Dal packet for 8$ and in Florida it was 4$(And this is only one of many such examples). Why is there such a price difference? With so many Indians living in colorado I hope someone takes some initiative in this matter and makes groceries a little bit more affordable in denver/northern colorado area.

I watched this movie and here is what I concur.
How much you enjoy Kambakkht Ishq is directly proportionate to just how low your standards have fallen. This battle-of-the-sexes saga starring Akshay Kumar and Kareena Kapoor is a loud, vulgar and seriously offensive film that has reportedly been made at a price of Rs 60 crore. In that much money, you could feed an entire starving nation. And you'd be blessed for it.

Radio Mirchi getting prolonged... Need entertainment

Radio Mirchi conversation getting so prolonged between Pinkal and Madhu. Sometimes the talk is getting into sideways. It would be nice to get some serious entertainment, and more songs. Need some coordination between the producers and the RJs to play the songs. Also, questions to the callers can be a little straight forward, so more callers can be accomodated. Just my personal thought!! How do other feel about it? Thoughts are welcome.

Last week I listened to the denver radio mirchi at 1150AM on Saturday 6-7pm. To my surprise, it is managed well.. There are ample callers. I tried to call, but the lines are so busy. Several people are trying to answer the questions and getting their bheja fried. The radio does not have good collection yet, as I heard from my friends.. I will see this week

We goto India for a short trip to celebrate some event, or for a festival. Let us take utmost care about swine flu before entering India. People went there with cold and fever were kept in hospitals for days, to confirm if this is swine flu. My reletives recently were the victims of this disease, and are spending good days under care. Take enough care!!
